How long will it take until I have plans to submit to the building department?

The time it takes is dependent on three factors
1. How quickly you settle on a design. We can provide you several design options for a master bedroom, en-suite bath, new living room and kitchen remodel in about a week. Some clients will decide on a general plan with options during the presentation meeting, others will take a week or so to get back on a decision. A lot of the variability of the design time frame is dependent on you the client.
2 The size and complexity of the project. A large remodel or new house will take much longer than a simple bedroom addition.
3. The number clients we are currently juggling and how long your building department holds the documents . We can handle about three project at a time without effecting the time frame of your project. The reason for this is we can delicate our work on your project while the others are at the engineers (2-3 weeks), title 24 consultant (2-5 days), or building department (3-5 weeks).
Total time varies from 5 weeks to three months for a large addition like the one described above.

What are the cost for a small project?

We would define a small project as a kitchen or master suite addition (500 square feet). The typical cost for this type of project would be as follows:

We would define a large project as a Master suite, Kitchen, and Family living space addition (1000 - 1200 square feet). The typical cost for this type of project would be as follows:
Blueline Design $3000
Engineer $2500

How do you charge for your service?

We charge on a hourly basis with a not to exceed price. This pricing offers our clients the opportunity to save money if the project takes us less time than estimated, with the security that they will not pay above a specified amount.

Whats involved in getting approved for a building permit?

There are eight stages involved with creating a design containing the required documents for your building officials. In brief they are:
1. Design - We work with you to develop a pleasing, livable plan that meets your wants and needs.
2. Construction documents - site plan, floor plan, foundation plan, framing plan, HVAC plan, roofing plan, electrical plan. Your building official will look to be sure each page contains vary specific requirements on each page.
3. Engineering - Most large projects require an engineer to provide specifications and calculations for the project
4. Title 24 - This is an energy audit of your project that is required by the State of California
5. Coordination of our documents with the engineering and title 24 consultant.
6. Submit to the building department for review
7. Red marks - The building department will often want clarification on specific aspects within the documents. These comments must be addressed.
